It takes A LOT to purchase a home. Why do you need help? Why do you need your own agent to help you navigate the process? Should you just call the agent on the sign? No! I've written about that before.
A LISTING agent represents the SELLER. If you want your interests 100% represented, you should have your own agent. If you were being sued by someone or accused of a crime, would you want to use the same attorney as the other party to represent you? I wouldn't. I would want my own strategy for my own needs. That's why you want a Buyer's agent. To work just for you and your interests.
And PLEASE, don't represent yourself. :-) Unless you're a realtor.

Find ONE good realtor to work with. Optimally, someone you know and trust and who will represent YOU and your interests. It's ok to go with the listing agent on a property, but even better yet to have your own realtor. It is NOT a good idea to call several different realtors off the signs of properties you are interested in. But you might call a few from one or more offices and actually interview them for the job. Your home is the heart of my business.Just to add a little something to that. This is for education purposes. A realtor does not get any automatic paychecks. They are paid straight commission. All of their business expenses are paid out of their own pockets. They work long hours and do not make one single cent until a buyer or a seller closes on their respective property. I have literally worked an entire year a few years back and was not paid for any of the work I did. So, please be considerate. Interview as many realtors as you want, and then call me. :-) Call the one that fits you best.
